This may be your first time renting or you could be an experienced tenant who knows the procedures inside out, but no matter what your position is, we’re here to help you find just the right home for your needs.

Before you start searching for a new home, it’s well worth registering your needs with our team so that we can help in the search, and go through some of the processes with you so that when you do find your perfect match, you are ready to spring into action.

By registering your requirements, we can also let you know when a new property that matches your criteria is coming to market so you can be first in line.

There’s quite a bit of paperwork to complete when renting your home, so before you apply to be a tenant, read through our Tenants Guide HERE [link] to make sure you will be able to provide all of the necessary documents to facilitate a successful application.

Your Tenancy

Your tenancy will normally be an Assured Shorthold Tenancy (AST) of 12 months, although occasionally if required, they can be for a minimum of 6 months.

During your tenancy, who takes care of you and your property will depend on the contract we have with your landlord, for example, tenant find only or full management.

Who is managing your tenancy will be explained to you before you sign your tenancy agreement and detailed within it.

Your Deposit

Your deposit will be registered with the My Deposit Custodial Scheme within the 14-day period of when you paid it. You can verify that this has been completed

Your deposit will be returned to you at the end of your tenancy. Should there be any deductions owed for damage of rent owed, this must have been agreed with you in writing within 10 days of the end of the tenancy

Paying Your Rent

Rent payments are normally taken in advance on the date of the month when your tenancy started by direct debit unless other arrangements have been agreed upon prior to the start of the tenancy.

If payments are made to us, they are covered by our Client Money Protection (CMP) scheme which ensures our landlords receive the payments due.

Payments must not be withheld as this could mean you lose your home.

Taking Care of Your Property

It is your responsibility to take good care of your property and report swiftly any issues or repairs required. This can help prevent further damage and costs which you could be charged for.

For example, an unreported leak could cause thousands of pounds of damage which you could become liable for.

You will be provided with details of where to and how to report repair and maintenance issues in your tenant pack. Please ensure you take photographs and log all details carefully.

All of our managed tenants have access to our Repair and Maintenance Reporting Software.

Important: you will find a full list of both yours and your landlord's responsibilities in your tenancy agreement so please ensure you read it carefully before signing.
